TENANT FEE SCHEDULE

Under the terms of the Tenant Fee Act if you enter into an AST (Assured Shorthold Tenancy) the following payments will/may apply:
First month’s rent in advance
Holding Deposit maximum of one week’s rent
Tenancy Deposit 5 or 6 week’s rent depending upon the rental amount
Early tenancy termination (when requested by the tenant) A charge not exceeding the financial loss experienced by the landlord (please see landlord fee schedule)
Default charge for late payment of rent Limited to interest charged at 3% above Bank of England base rate (when rent is more than 14 days late)
Default charge for replacement of lost keys or security devices Equivalent to the cost incurred
Changing the tenancy document after the commencement of the tenancy  (i.e permission is granted for: a pet, to redecorate, sub-let or run a business from home) £50.00 (not subject to VAT)
Utilities, council tax, TV licence and communication services
Under the terms of the Tenant Fee Act if you enter into an NHA Tenancy (Non Housing Act) the following payments will/may apply:

An NHA Tenancy is formed where:

* The property is rented as a Company let rather than an individual

* There is a Resident Landlord

* The property is not used as a main or primary home

* The annual rent exceeds £100,000
